About Kentfield
Kentfield is a wealthy neighborhood located in the hills between Larkspur, Ross and San Rafael. The majority of homes are set back from the road among Pine, Redwood and Manzanita trees. With few sidewalks, meandering streets and wooded areas, Kentfield has a warm, county feeling-especially up the hill in Kent Woodlands-- and is home to families with homes on larger lots than typically found in other areas of Southern Marin. The weather is warmer here May - September as the summertime, maritime fog seldom stays for more than a few hours in the early mornings.
Kentfield's public schools, Anthony G. Bacich Elementary (K-4) and A.E. Kent Middle School (5-8) are ranked in the 99th percentile and both are supported by private Kentfield Schools Foundation as well as a tight-knit PTA. Both schools have been noted as California Distinguished schools for outstanding academic performance.
The slopes of Mount Tamalpias are nearby giving locals access to world class hiking, biking, and nature watching. The Larkspur Ferry Terminal is a stones throw away as an option for commuting to San Francisco.
Kentfield is central to Ross, Fairfax, San Anselmo, San Rafael, Corte Madera and Larkspur and several minutes farther from Mill Valley, Tiburon, and Sausalito giving families choices for activities, shopping, restaurants and a plethora of outdoor activities.
The majority of the City Services are provided by the City of Larkspur and the County of Marin (Civic Center in San Rafael).
Kentfield Schools
The Kentfield School District rivals Reed Union School District and Ross School District as the Best in Marin County. Anthony G. Bacich Elementary (K-4) and A.E. Kent Middle School (5-8) are ranked in the 99th percentile and both are supported by private Kentfield Schools Foundation as well as a tight-knit PTA. Both schools have been noted as California Distinguished schools for outstanding academic performance. Graduating students are part of Tamalpais Union High School and most attend Redwood High.

Historical Price Trends for Kentfield
Investing in Kentfield Real Estate, like most Marin towns, has been a rewarding experience-not only did you live in one of the greatest Towns in the world, but you also made a fortune doing so. In 1970 the average house in Kentfield sold for $56,280; by 2006 that number had risen to over $1,616,245, for a 36 year compounded rate of return of 9.8%. The dollar rate of return, interestingly, tells more: the total dollar rate of return since 1970 is about $1,560,000 but more than half of has come since 1996.
Kentfield's rate of return is about 9.8% through 2006, but through June 2007 the compounded 37 year return is well over 11% due to several very large transactions in the current 2007 real estate market that have skewed the Kentfield average sale price well over $3,000,000 (see below). The State of California average real estate rate of return for the same period was 9.0% and the national average rate of return, no mortgage, was only 6.5%.
